1. What funds are needed to move in?

You will need to pay a reserve deposit of $100 less than the monthly rent amount to secure a property during the application process. The reserve deposit will become your security deposit held for your lease period if your application is approved and all required documents submitted. First and last month's rent are due upon your move-in date. A $35.00 application fee (per tenant) has to be paid as well.

2. What forms of payment do you accept?

Sorry, NO CREDIT OR DEBIT CARDS. We accept cash, checks, cashiers checks, money orders, and travelers' checks. Wire transfers must include wire transfer fee.

3. What qualifications must I have to pass the applicant screening?

You must be able to show the following:
-No major criminal records (No recent, felony, sexual or violent offenses)
-No evictions or outstanding landlord debt.
-Satisfactory credit rating and income OR a parental guarantor to cosign. If one tenant must have a guarantor, ALL tenants on lease, must have a guarantor.
Your application will be screened by a third party screening company.

4. How long are your lease periods?

Due to the seasonal nature of Gainesville's rental market, all leases beginning in August for houses are for 12 months.
Any leases beginning after August are subject to availability and will run through the following July.
Some condo units will offer a short term lease, or a house may be available for just summer, please call for more information on specific properties lease periods.

5. Do you allow subletting?

Yes, for a fee of $100.00, payable by either party. Sublettors must submit a rental application and pay the $35.00 application fee and are subject to the normal rental qualifications. Procurement of the Subletting prospect is the sole responsibility of the current tenant.

6. Do you allow pets?

Pets are an individual Landlord's decision, so each property is different. It will be listed in the property description if it is pet friendly.
If a pet is allowed, the Tenant wil be subject to a non-refundable fee, set by Landlord, which ranges between $100 to $500 per pet.
We do not accept aggressive-breed dogs.
All pets are subject to Landlord approval.

7. Does my monthly rent include any utilities?

Unless it is specifically listed and added on your lease, utilities are not included.

8. When is my rent due?

Rent is due on the first. day of each month during the term of the lease. We extend a grace period, free from late fees, until the close of business on the third day of the month. We have a rent drop box located next to the front door for after-hours payment drops. NO CASH ACCEPTED IN RENT DROP BOX. On the fourth, late fees become due in the amount of $50.00 for payments received on the fourth, PLUS $5.00 for each additional day after the fourth until rent is paid in full. A three-day notice will be posted on the 4th day of the month or the following business day after. Tenants who make late rent payments run the risk of eviction.
